When a Small Roofline Problem Turns Out to Be Something More
Some home repairs start with a dramatic problem. Others are noticed early.
If you see something that just doesn’t look right, there is often a larger issue at play — and it’s always better to have it looked at sooner rather than later.
That’s what happened with this project in Hurst. One of the property managers we support called us after a tenant noticed deterioration along the fascia next to their stone chimney.

From the ground it appeared to be a fairly small trim repair… just a section of fascia that had clearly seen too much moisture over time. But recognizing when there may be a bigger issue is what separates quality work from a simple patch job. Houses have a way of revealing a little more once you start looking closer.
To reach the damaged area, the gutter had to be loosened and moved slightly out of the way. Once the rotted fascia board and the affected section of soffit were removed, the real issue began to show itself. Moisture from the area near the chimney had worked its way behind the trim and started affecting some of the structural lumber as well.
When we opened the area up, we could see part of the original problem. There was a noticeable gap between the fascia and the stone chimney, which allowed water to work its way behind the trim over time. At some point a temporary fix had been attempted using spray foam to fill the gap, but foam doesn’t properly seal against water intrusion in areas like this.
At that point, the goal isn’t just making the outside look better — it’s restoring the structure underneath so the repair actually lasts.
After replacing the damaged fascia and restoring the structure, the gap was reduced and sealed with silicone. Silicone remains flexible, which allows it to expand and contract with the natural movement between the stone chimney and the wood trim, creating a much more reliable seal against moisture.
We replaced the damaged structural wood first so the area was solid again. From there, new SmartSide soffit and fascia materials were installed. The repair was carefully sealed and caulked to prevent future moisture intrusion, and everything was painted to match the existing trim so it blended back into the home.

Once the repair was complete, the gutter was secured back into place and the work area was cleaned up. Our customers often comment on how clean the workspace is when we finish. We believe cleanup is just as important as the work itself.
What the Handyman Noticed
Areas around chimneys tend to collect more moisture than other parts of a roofline, which is why fascia and soffit boards near chimneys often show the first signs of deterioration.
Catching that kind of damage early keeps a small repair from turning into a much larger structural problem later.

This is one of those projects where the before-and-after photos show a dramatic transformation. What started as a small concern spotted by a tenant turned into a repair that now protects the structure of the home moving forward.
Repairs like this are a good reminder that what looks like a small exterior issue can often point to something more important behind it. Just another reason I love being married to a problem solver!
